Hope someone can help me with this problem:  I downloaded a Airbus 380-700.  I created an FSU file as per the instructions of the manual.  It look like this:

[misc settings]
RetractableGear=1

When I open FSFS it reads and shows the flap settings correctly; however, at landing when I lower the flaps FSFS keeps telling me: "you are too fast for that flap setting, retract them" even if I am well under the speed indicated.  Then I hear a crash noise and my flaps stop working.  How can I solve that?

Note that FSX shows a flying tip saying that my speed is too high for that flap setting as soon as lower the flap.

The problem is very straightforward - the flaps settings need to be specified in degrees. You will need to find the degrees of flaps that each setting represents and use that value. I would imagine this information is available on the web with a Google search.
